It's my birthday month! So, in the spirit of new beginnings, I've put together a quick guide to help you snag your first five 5-star reviews – your ticket to attracting more guests and potentially boosting your earnings.

We'll start from the basics, assuming you're new to hosting but eager to learn.

To reach Superhost status (and unlock those sweet perks!) within three months, you'll need to hit a few key targets, including getting at least 3 reviews to reveal your rating:

  • Maintain a 4.8 or higher rating.
  • Complete at least 10 stays or 100 nights across 3 stays.
  • Keep your cancellation rate below 1%.
  • Respond to messages within 24 hours.

Think of it like this: before you launch your own blockbuster movie, you'd probably watch a few hits to see what works, right? Same goes for Airbnb.

When I started last year, I spent about a few minutes a day browsing hosts and listings in my area that are consistently getting 5-star reviews. I paid close attention to Superhosts and top listings in my area - what did they do well?

Even though it's geared towards vacation rentals outside the Philippines, it lays out the fundamentals in a way that's easy to understand, especially coming from someone who used to work at Airbnb.

Dive deep into the world of hosting resources. If you're a new host, it's great to join in-person host community events in your area. The more you learn about hosting, the better equipped you'll be to create amazing experiences for your guests and earn those 5-star reviews.

Step 4: Master written communication.

Think of yourself as a guest's concierge. Anticipate their questions and have those answers ready. I use Airbnb's"Quick Replies" for common questions – it saves time and ensures consistency. Plus, I'm always adding to my list as new questions pop up.

Responding quickly and positively is crucial for turning inquiries into bookings. Make your guests feel heard and appreciated by addressing their concerns thoroughly. I generally communicate in English unless a guest specifically requests Tagalog or Bisaya.

I learned from my previous work the importance of treating each guest as a VIP. It's about going the extra mile to make them feel special, just as you would with any guest in your home. If hospitality comes naturally to you, that's amazing! But even if it doesn't, don't worry. It's a skill you can learn, and it'll pay off in spades with happy, satisfied guests.

Step 5: Set the stage for a 5-star experience from the moment the guest walks in.

First impressions matter so I try to be online when guests are about to check in.

Remember, it's the little things that count. Consider offering complimentary free drinks, opening the blinds/curtains to showcase your space's best features, and adding a touch of greenery. These thoughtful details contribute to a truly positive and memorable stay.
