When our hosting community leader—and one of my mentors—Miss Mia invited me to share insights on listing optimization at a recent Visayas-Mindanao Airbnb Host webinar, I was honored to say yes.

Mia has been a superhost for eight years, with over 2,500 reviews—a true testament to her dedication and expertise.

Mia and Paul have been in the short-term rental business for about a decade.

So when she described me as ‘special’ (her words, not mine), it meant a lot.

Though I’ve only been hosting for a year, my listing has quickly become a guest favorite, with 96 five-star reviews and a spot among the top 5% of homes in Cebu. I shared a bit about my hosting style and how I keep my guests smiling.

Who Am I?

Hi, I am Issa. I'm a full-time mom and a part-time Airbnb host. My diverse work experience, spanning from ESL teaching and event coordination to copywriting and content marketing, has equipped me with the skills I use daily as an Airbnb host.

How I Became an Airbnb Host

My journey into hosting began with a need for more space. My growing family was bursting out of our tiny 25-square-meter condo (my partner resorted to sleeping on the couch!). Whenever relatives visited, I had to book them Airbnbs in our building. Observing how others had furnished their units for short-term rentals sparked an idea: "Hey, I could do this too!"

And so, in 2023, when we finally moved to a larger home, we transformed our 4-year-old condo into a short-term rental named Issa Suites. This venture has been an incredible learning experience. 

The income generated not only covers the condo's expenses (Pag-IBIG mortgage, condo association dues, utilities, and property tax) but also provides additional financial support for my family and household help.

Early Challenges and Successes

Initially, I felt overwhelmed by the constant communication with guests. Responding to inquiries, coordinating check-ins and cleaning schedules, and answering questions felt like a 24/7 job. During those first few weeks, filled with uncertainty about what I didn't know, I immersed myself in learning everything I could about Airbnb hosting.

I quickly realized the need for a system. Fortunately, Airbnb offers excellent tools to streamline the process. I dedicated time to mastering the calendar, pricing adjustments, custom promotions, and quick replies/scheduled messages. These tools significantly improved my time management. By maintaining organized and proactive communication, I built trust with my guests and ensured they had a smooth and enjoyable stay.

A Memorable Hosting Moment

My most memorable hosting experience? Surely, my first 4-star review. Receiving a 4-star rating after a string of more than 55 5-star reviews was a bit of a shock, especially since I pour my heart into giving my guests the best possible experience. I'm sure many dedicated hosts can relate!

But it was my fault. The guest had specifically asked for a queen-sized bed, which I confirmed. Turns out, I'd given them the bedsheet measurements instead of the actual mattress size. Oops!  They didn’t sleep well during the first night. To fix the issue, I sent extra bedding so he could set up on the floor. Although not ideal, I was determined to ensure his comfort.

This experience taught me just how important accuracy and attention to detail are. It also reminded me that going above and beyond for guests matters even more when you slip up. 

And now for the funny part... A few months later, that same guest asked to book my place again! I had to politely decline. Why? Well, the bed situation hadn't changed! I'd rather they stay somewhere they could comfortably enjoy a good night's sleep.

Sometimes, even our hosting mishaps can turn into valuable lessons and even bring a chuckle or two later on.

Advice for New Hosts

I believe in treating guests the way I would like to be treated. Ask yourself what would make you feel instantly at ease in another’s home. That's empathy, your secret weapon as a host. 

Thoughtful touches are essential for creating a special stay. I provide high-quality essentials, including a comfortable mattress, soft cotton bedding, fluffy towels, and a well-stocked kitchen. I furnish the apartment with items I would personally use, including a Dyson vacuum cleaner. All these show you respect your guests.

It's about creating an experience that goes beyond just a bed – it's about delighting your guests.

  1. Before Your First Guest:
  • The "Critic's Eye": Haven't stayed in your own space as a guest? Invite your most honest friends for a trial run. Their feedback is gold!
  • "Wow" Factor: Think beyond the basics. A welcome note, local treats, or even a Filipino music playlist can make your space unforgettable. I like to offer my guests a refreshing drink and snack upon arrival, plus a basket of goodies in their room.
  1. Spread the Word:
  • Picture Perfect: Capture stunning photos of your space and share them on social media.
  • Friend Power: Ask friends to share your listing and add it to their favorites for an Airbnb ranking boost.
  • Spend on Ads: A small investment (as small as P500) in Facebook or TikTok ads can attract those first bookings.

  • Communication is Key: Respond to guest inquiries promptly and thoughtfully.
  • App Master: Get familiar with the Airbnb app—it's your hosting hub.
  • Problem Solver: Anticipate potential issues and address them quickly.

  • Maintenance Matters: Schedule regular cleaning for your AC, grease trap, and windows, and don't forget about limescale removal.

  • Dedication & Care: Provide exceptional service, and positive reviews will follow. Every guest interaction is a chance to shine!

That's my story – from needing more space to becoming a Superhost in the making. It's been a whirlwind, but I've learned so much.
